We admit to being different but in some ways we are the same as many other agents, in the sense that:

We are licenced real estate agents – see about us.

Licenced agents sell houses and land. Well, we will do that too!

But in addition we sell house and land packages. This could suit you quite well. Gotta find a block!

Why are we different?

But apart from the fact that we sell package deals and assist first home buyers, the good news being that we are very experienced in selling house and land package deals, there are many points of difference:

To quite a fair extent we rely on cooperation of other agents. How else can we source so much land ?

We were not yet open for business when we discovered some very cheap blocks in Kilcoy. You should check them out – search www.realestate.com.au. You might love the area.

We not only sell packages but at the same time the team has significant building knowledge.

So we are deep into design, passionate about detail, and intensely focused on cost saving. An economical design can look fabulous. It is what you know and what you can do that makes that difference.

So, also, while we will sell land and established homes, just as other agents do, we will also sell new homes including custom-design order homes.

In fact, we will focus on selling new homes, as it is likely to be something that we will do better than some other agents, who do sell new homes, albeit without significant knowledge.

 

Why us? Well that is because we do know a lot about design, costs/cost saving, and building/construction. We can manage the various and complicated new home processes together with the intricacies of financing package deals.

  1. Package Deals – Availability and Pricing.
Package Deals are listed as available at a “suggested” price for both House and Land. In as much as it is possible, the suggested price is correct as at date of publication but while every effort has been made for the sake of accuracy, the price is subject to much. It is also subject to change without notice or obligation.
  1. Land availability. A particular piece of land may, or may not, be available. Zone 2 is not responsible for that – please contact the relevant agent.
  2. Pricing is indicative only. The meaning of the word (CIRCA) is “about that price.” The price suggested is for a house built to Occupancy Permit stage. It does not include cooling, heating, carpets, or landscaping. These matters can be discussed during negotiations.
The price does include some provision for on-site costs but given that much about a typical site is unknown until completion of a due diligence process, the pricing is indicative only and a firm price remains in process. The suggested price does not include stamp duty, registration fees, additional costs that may be incurred under the Building Contract (e.g. due to delays in titling the lot) or any other incidental fees associated with the acquisition of land or the construction of a home. Overrider. At all times pricing is subject to builder’s acceptance of any offer to build, including terms and conditions. Please note: All packages describe custom Home & Land package to be built. Given the nature of said packages, Zone2 reserves the right to amend, adjust, or withdraw what may be considered an offer (albeit a conditional offer) at any time without notice. At all times, terms and conditions do apply.
  1. Project Homes.
Promotional material in regard to Project Homes comprises of text and imagery. While this may be accurate, the material must not be relied upon. A purchaser buying will contract for a home defined by working drawings and specifications.
  1. Artist Impression.
Images may show landscape, settings, finishes, and more. While some of this can be applied to a specific design, this is not always possible. The images are artist impressions only and not an exact representation of final working drawings. Purchasers will “buy” a plan defined by a detailed working drawing accompanied by detailed specifications, not a concept illustrated by an artist impression. This protocol applies at all times disregarding the quality of the image. The various depictions of a particular design, ranging from photographs, images, floor plans, and movies, must be considered as “artist impressions.” From the buyer’s point of view the design is at “concept” stage.
  1. Low Deposit? Government Grant? Finance?
Zone2 and/or its associates do not promise to arrange finance, nor do they promise that any particular house can be purchased on a specific deposit with or without provision of the government grant. Zone2 will assist as much as is possible, but intending buyers should make their own enquiries and ensure that their own circumstances are such that will provide them with access to finance and/or grants. Please read the Legislation or seek assistance from your bank or broker.
  1. Specialist in new home sales.
Zone2 advises that team members have much experience in the design and construction of new homes but nevertheless all advice given on this site is of a general nature. It is not, in any way, intended to be a guarantee. Consequently, Zone 2 advises that the information should not be relied on. Intending buyers should make their own enquiries and carry out all due diligence.

Commission and charges.

No person at Zone 2 will be engaged by a purchaser, nor will they act for the purchaser. In the event that Zone 2 acts as a licenced agent for the land vendor, a commission may be paid to Zone 2 as vendor’s agent. In other cases, a builder (MBD or other builder) may pay a “construction job” commission to Zone 2. While Zone 2 will in various ways assist buyers, Zone 2 is not “acting for” a buyer. P.S.
